FAQ
Questions we get most
Whether you are selling land or buying finished lots, here is how we work and what to expect. If your question is not here, our team will answer it directly.
For Landowners
We develop it into finished residential lots and deliver them to homebuilders. That means carrying the property through entitlement, engineering and infrastructure construction. We are the developer, not a broker reselling your property.
Acreage throughout the Southeast, with a focus on the Gulf Coast. Access to water, sewer and roads, in locations where homebuilders are looking to grow.
Timelines vary based on the Seller’s goals and a range of factors, including municipal requirements, approvals, and utility access. We work to keep the process moving while navigating these variables.
Yes, and quickly. We review zoning, utilities, topography, wetlands and market demand up front, then give you a direct answer. We do not tie up property we have no intention of developing.
No. Entitlement and engineering are work we do ourselves. Bring us the property as it is.
For Homebuilders and Investors
Finished lots, graded and served by streets, drainage and utilities, ready for vertical construction. Delivery is phased to match your absorption pace rather than released all at once.
We set milestone dates at the start of the project and coordinate with jurisdictions and utility providers ahead of each one. When a date is at risk, you hear about it early enough to adjust your production plan.
Provide us with your lot fitment plans and we can deliver to those specifications, as long as they are in line with approved zoning restrictions.
Residential development is our focus, but we can also develop commercial property.
Contact the team directly and tell us the market and the volume you need. If we have a position that fits, we will walk you through the phasing and the delivery schedule.
